    Understanding Stamp Duty Land Tax

    Stamp Duty Land Tax (SDLT) is a tax you pay when buying property or land in England and Northern Ireland. Understanding how it works helps you budget accurately and avoid surprises.

    Current SDLT Rates (2025/26)

    First-Time Buyer Relief

    First-time buyers pay no SDLT on the first £425,000 of a property priced up to £625,000. This can save up to £6,250 compared to standard rates.

    Standard Rates

    SDLT works like income tax — you only pay the rate on the portion within each band.

    Example: Buying a £300,000 Property

    • First £250,000 at 0% = £0
    • Remaining £50,000 at 5% = £2,500
    • Total SDLT: £2,500

    First-Time Buyer Relief

    If you're a first-time buyer, you get even better rates:

    Important: First-time buyer relief only applies to properties up to £625,000. Above that, standard rates apply to the entire purchase.

    Example: First-Time Buyer at £300,000

    • Entire amount at 0% = £0
    • You pay no stamp duty at all

    This is excellent news for Leicester and Loughborough buyers, where the average property price sits well below the £425,000 threshold.

    Additional Property Surcharge

    Buying a second home or buy-to-let property? You pay an additional 3% surcharge on top of standard rates:

    Example: Buy-to-Let at £200,000

    • £200,000 at 3% = £6,000

    The surcharge applies if you already own a property anywhere in the world, even if it's abroad.

    When You Don't Pay SDLT

    • Property transferred due to divorce or dissolution of civil partnership
    • Property left to you in a will
    • Property transferred for no payment (though rules around gifts can be complex)
    • Purchases under £250,000 (or £425,000 for first-time buyers)

    When and How to Pay

    SDLT must be paid within 14 days of completion. Your solicitor handles this — they'll submit the SDLT return to HMRC and pay from the funds you provide.

    Even if no tax is due, a return must be filed for purchases over £250,000.

    SDLT for Leicester Buyers

    Leicester property prices make SDLT relatively manageable:

    • Average terraced house (£160,000) — £0 SDLT
    • Average semi-detached (£220,000) — £0 SDLT
    • Average detached (£350,000) — £5,000 SDLT (or £0 for first-time buyers)

    Most first-time buyers in Leicester and Loughborough will pay zero stamp duty.
