Anti-Money Laundering Policy

    Our commitment to preventing financial crime

    1. Introduction

    Haus Property Group Ltd is committed to the highest standards of anti-money laundering (AML) compliance. As an estate agency, we are subject to the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 (as amended) and the Proceeds of Crime Act 2002.

    2. Risk Assessment

    We maintain a company-wide risk assessment that identifies and assesses the money laundering and terrorist financing risks relevant to our business. This assessment is reviewed annually and updated as necessary.

    3. Customer Due Diligence (CDD)

    We conduct customer due diligence on all parties to a property transaction, including:

    • Verification of identity using government-issued photographic ID
    • Verification of address using recent utility bills or bank statements
    • Source of funds checks for all purchases
    • Enhanced due diligence for high-risk transactions or Politically Exposed Persons (PEPs)

    4. Suspicious Activity Reporting

    All staff are trained to recognise and report suspicious activity. Suspicious Activity Reports (SARs) are submitted to the National Crime Agency (NCA) through our nominated officer.

    5. Staff Training

    All employees receive AML training upon joining and regular refresher training thereafter.

    6. Record Keeping

    We retain all CDD records and transaction data for a minimum of 5 years from the date the business relationship ends or the transaction is completed.

    7. Nominated Officer

    Our nominated officer (MLRO) is responsible for receiving internal suspicious activity reports, making SARs to the NCA, and ensuring ongoing compliance with AML regulations. Contact: compliance@hausestates.co.uk.

    8. HMRC Supervision

    Haus Property Group Ltd is registered with HMRC for anti-money laundering supervision as required for estate agency businesses.
