What is Tenant Referencing?
Tenant referencing is a background check that landlords and agents use to verify that you're a reliable tenant. It typically takes 24-72 hours and covers your identity, employment, income, rental history, and credit.
What Referencing Checks
Identity Verification: Confirms you are who you say you are using your passport, driving licence, or other official ID.
Employment and Income: Confirms your employment status and that your income is sufficient to afford the rent. Most landlords require income of at least 2.5x the annual rent. Self-employed applicants may need to provide tax returns or accountant references.
Previous Landlord Reference: Your previous landlord is contacted to confirm you paid rent on time, looked after the property, and gave proper notice. If you haven't rented before, this won't apply.
Credit Check: A soft credit check assesses your financial history. It looks for CCJs (County Court Judgments), bankruptcies, IVAs, and patterns of missed payments.
Right to Rent: Landlords must check that you have the legal right to rent in the UK. You'll need to provide your passport or other immigration documents.

How to Prepare
Gather Your Documents:
- Passport or driving licence
- Proof of address (bank statement or utility bill, dated within 3 months)
- Last 3 months' payslips or employment contract
- Bank statements showing salary deposits
- Previous landlord's contact details
- Employer's HR contact details
Check Your Credit: Before applying, check your credit report using free services like Experian, Equifax, or ClearScore. Fix any errors and be aware of anything negative that might appear.
Inform Your References: Let your employer and previous landlord know they'll be contacted. This speeds up the process.
What If You Have Issues?
No Rental History: First-time renters can offer: a guarantor, a larger deposit (if the landlord agrees), payment of several months' rent upfront, or strong employment references.
Poor Credit History: Options include: offering a guarantor with good credit, explaining the circumstances (if there's a valid reason), paying rent upfront, or looking for landlords who accept tenants with poor credit.
Self-Employed: Provide: last 2-3 years' tax returns (SA302), accountant's reference, bank statements showing income, company accounts if applicable.
No UK References: If you're new to the UK: provide references from your home country, offer a guarantor, pay rent upfront, or provide an employer reference from your new UK job.
